Arrowhead

Featuring a Jack Nicklaus-designed golf course and single chairlift rising to the summit of Arrowhead ski-mountain, this area was originally developed as a two-season vacation home neighborhood. The community is connected to Beaver Creek via the Bachelor Gulch expansion and is now part of the "village to village" ski experience. There are numerous fairway homes and ski village condos from which to choose; all enclosed behind private security gates. The neighborhood has a quiet, low-density, suburban feel with newer constructed homes.

Avon

The Valley's service hub is where commercial spaces are interspersed among high-density entry-level housing and a smattering of higher-end townhomes. 'Riverfront,' a multi-million dollar master-planned pedestrian village, features a Westin managed condo/hotel, gondola and quad chairlift interconnect to Bachelor Gulch. Prices have risen by more than 50% since 2004 with more gains expected.

Beaver Creek

Beaver Creek features some of the most modern and architecturally significant real estate in the mountain resort industry designed for true ski-in/ski-out access. The village offers a stunning collection of residences in all sizes and price categories. An outstanding assortment of amenities, services, a cultural arts facility and convenient "dial-a-ride" bus system supports the entire community making Beaver Creek a truly unique destination resort.

Bachelor Gulch

Part of the unique Beaver Creek-Bachelor Gulch-Arrowhead "Village to Village" ski experience this master planned uber lux community is the "gold standard" for ski-in/ski-out living. The mountain lodge themed Ritz Carlton Hotel is the neighborhood focal point. Properties are situated in an idyllic setting and range in price from $2m-$20m.

Booth Falls

This small, sun drenched, alcove neighborhood is one of Vail's least expensive areas due to higher I-70 exposure, but offers nice views and convenient location.

Cascade Village / Glen Lyon

The most underrated location in the upper valley, the Grand Hyatt Hotel and Spa Health Club offers a wonderful array of amenities and services in conjunction with low density residential development. This convenient, walk-to-the-lift neighborhood earns a 'best-value' recommendation.

Cordillera

Seven thousand acres of pristine terrain developed in harmony with surrounding landscape; featuring four distinct neighborhoods. The Divide is sparsely vegetated with breathtaking valley views. The Ranch enjoys lush evergreen and aspen forests. The Summit offers high alpine living. The Valley Club, closest to I-70, features a high mountain desert ecosystem and easy access to town conveniences. Each neighborhood has a signature golf course and club privileges shared in common by the membership. In our opinion Cordillera is the finest mountain golf course community in the nation with unsurpassed architecture and an all encompassing master plan.

Eagle and Gypsum

With much of the upper Vail Valley completely developed Eagle/Gypsum offers land availability for future subdivisions, a 6000-foot elevation climate and access to the growing regional airport. Property offerings include everything from starter homes to golf course theme neighborhoods; equestrian ranches and large acreage parcels. Mild winters and longer summers facilitate more time outside with the ski slopes of Vail and Beaver Creek less than 30 minutes away. Eagle Ranch is a Jack Nicklaus golf course community designed to reflect the yesteryear ambiance of small town America; an absolute winner.

Eagle Vail

Located between Vail and Beaver Creek, Eagle-Vail was the first suburban neighborhood constructed down valley starting in the 1970's. Bordered by National Forest and I-70, there is an 18-hole public golf course, which winds through the variety of residential home types. This community is strategically located between Vail and Beaver Creek and is destined to be the value solution for families that require affordablility, convenience, nearby access to the slopes, and future appreciation.

Edwards / Homestead

Located 13 miles west of Vail and just minutes from Beaver Creek, this burgeoning area boasts a recently developed 500,000 square foot commercial core, nearby affordable condos and townhomes with higher priced homes on the north facing hillside. At 7000-feet in elevation the climate is remarkably moderate and town bustles with more that 5000 permanent year round residents. Churches, schools, restaurants and shopping give this area a real community feel.

Lake Creek

Located 2 miles west of Edwards, Lake Creek offers wide open spaces with a meadow, towering mountain views and a true Rocky Mountain feel. Equestrian ranches dominate the valley floor with the more sophisticated master planned enclaves of Creamery Ranch and Pilgrim Downs further up the drainage. Easy access to town conveniences and amenities, while offering a real "in the Rockies" setting.

Lionshead

A $400 million renovation has put Lionshead on par with Vail Village both in terms of price and overall experience. This secondary village has a history of lower prices but is now coming on strong as a result of massive reinvestment. Easy access to the Eagle Bahn Gondola offers skiers the convenience of a walk-to-the-lift location.

Lionsridge / Buffehr Creek

The Lionsridge bench sits above I-70 with unobstructed mountain views, a sunny south exposure and easy access winter bus service. Buffehr Creek is Vail's only side canyon where much of the upper valley's noise and congestion are left far behind. Prices vary based upon size, view and specific location.

Minturn

Minturn is the historical gem of the Vail Valley. Developed as a railroad town in the late 1800's, Minturn is an eclectic mix of clapboard houses, funky retail and service worker housing. The quaint galleries and antique shops offer a peek into the past with one of the most popular events being the Farmer's Market held every Saturday morning during the summer. A unique "out of the box" neighborhood alternative.

Mountain Star

Open-space abounds in this very exclusive, 1,300 acre gated community of about 90 homes with incredible views south towards Beaver Creek. Two to 17-acre homesites accommodate large super luxurious estate-styled homes. This gated-community began selling homesites in 1995. Most residents here are former Vail Valley owners.

Potato Patch / Sandstone

Located on the north side of I-70, yet less than five minutes from the Village parking structure, this neighborhood has a variety of property types. Minimal I-70 impact, bus system access and fantastic views of the ski mountain. This is one of our best of the best neighborhoods.

SingleTree

Many longtime Vail residents have moved to this neighborhood in favor of warmer weather, unobstructed views, a sunny southern exposure, newer construction and larger homesites. The Sonnenalp golf course is the area's central amenity with the emerging Edwards commercial core only 5 minutes away.

Vail Village

This is the faux-Tyrolean village that started it all. Pedestrian-access to the ski mountain, restaurants and unique retail shopping. Most in-town properties are 40 to 50 year old condos where physical improvements come second to convenience of location. Many upgrades and remodels are currently taking place.

West Vail

The older, eclectic neighborhood to the north enjoys sun, views, and reasonably priced homes. The southern hillside has newer and more expensive properties but no bus service access. To the west is Intermountain, one of Vail's last local strongholds with modest but affordable residences. I-70 exposure is an obvious problem, but select opportunities can be found.

Wildridge

High above Avon's commercial core is a windswept, chaparral covered hillside that boasts some of the most panoramic views found anywhere in the Vail Valley. Newer construction, larger lots, and a less suburban feel entices many locals looking to raise their families in a friendly but somewhat more rugged environment where the property values can't be beat.

Vail Golf Course

This highly sought neighborhood has a traditional feel with numerous cul-de-sac streets, lots of privacy and an incredible natural setting. The larger home sizes, golf course amenities and a close proximity to Vail Village make it prestigious and expensive.

East Vail

Towering mountains and a beautiful river bottom meadow make this a picturesque high alpine style neighborhood. Club amenities, excellent bus service, minimal I-70 impact and a broad selection of property types make this a Vail favorite.
