Featuring a Jack Nicklaus designed golf course and the Arrowbahn chairlift rising to the summit that interconnects with Beaver Creek, this area was originally developed as a two-season vacation home neighborhood but is now a coveted primary residence enclave. The community was connected to Beaver Creek via the Bachelor Gulch expansion and is now part of the "Village to Village" ski and walking path experience. There are numerous fairway homes and ski village condos; all behind private security gates. The neighborhood is quiet, low-density, and has a private enclave feel with newer constructed homes.
The Valley's service hub is where commercial spaces are interspersed among high-density entry-level housing and a smattering of higher-end townhomes. 'Riverfront' a multi-million-dollar master-planned pedestrian village, features a Westin managed condo/hotel, gondola and quad chairlift interconnect to Bachelor Gulch.

Located 13 miles west of Vail and just minutes from Beaver Creek, this burgeoning area boasts a 500,000 square foot commercial core, nearby affordable condos and townhomes, with higher priced homes on the north facing hillside. At 7000-feet in elevation the climate is moderate and a town bustling with more that 5000 permanent year-round residents. Churches, schools, restaurants and shopping give this neighborhood a real community feel.
Located 2 miles west of Edwards, Lake Creek offers wide open spaces, towering mountain views and a true Rocky Mountain feel. Equestrian ranches dominate the valley floor with the more sophisticated master planned enclaves of Creamery Ranch and Pilgrim Downs further up the drainage. Easy access to town conveniences and amenities.
A $250 million renovation put Lionshead on par with Vail Village both in terms of price and overall experience. This secondary village had a history of lower prices but after massive reinvestment now equals Vail which is .5 miles to the east connected by an in-town shuttle bus service. The Eagle Bahn Gondola and Chair 8 offers the convenience of walk-to-the-lifts along with local merchant retail.
The Lionsridge bench sits above I-70 with unobstructed mountain views, a sunny south exposure and easy access TOV bus service. Buffehr Creek is a side canyon where much of the upper valley's noise and congestion are left behind. Prices vary based upon size, view and specific location.
The historical gem of the Vail Valley. Developed as a railroad town in the late 1800's, Minturn is an eclectic mix of clapboard houses, funky retail and service worker housing. The quaint galleries and antique shops offer a peek into the past with one of the most popular events being the Farmer's Market held every Saturday during the summer. A unique "out of the box" neighborhood alternative.
Open space abounds in this very exclusive, 1,300-acre high altitude gated community of about 90 home sites with incredible views towards Beaver Creek. Two to 17-acre lots accommodate large super luxurious estate-styled homes at a top of the world 9500-foot elevation. The gated community began selling homesites in 1995.
Located on the north side of I-70, yet less than five minutes from the Village parking structure, this neighborhood has a variety of property types. Minimal I-70 impact, some TOV bus access and fantastic views of the ski mountain. This is one of our best of the best neighborhoods.
Many longtime Vail residents have moved to this neighborhood in favor of warmer weather, unobstructed views, a sunny southern exposure, newer construction and larger homesites. The Sonnenalp golf course is the neighborhood's central amenity with the Edwards commercial core only minutes away.
This is the faux-Tyrolean village that started it all. Pedestrian-access to the ski mountain, restaurants and unique retail shopping. Most in-town properties are 40 to 50 year old condos where physical improvements come second to convenience of location. Many upgrades and remodels are currently taking place.
This older eclectic neighborhood to the north of I-70 enjoys sun, views, and reasonably priced homes. The southern hillside has newer and more expensive properties but no bus access. To the west is Intermountain, one of Vail's last local strongholds with modest but affordable residences. I-70 exposure is a problem but select opportunities can be found.
High above Avon's commercial core is a windswept chaparral covered hillside that boasts some of the most panoramic views found anywhere in the Vail Valley. Newer construction, larger lots, and a less suburban feel entices many locals looking to raise their families in a friendly but somewhat more rugged environment where the property values can't be beat.
The most expensive residential neighborhood in the Upper valley has many multi-million-dollar luxury homes with some cul-de-sac streets, lots of privacy, and an incredibly convenient bus served location. Low density, golf course amenities, and proximity to Vail Village make it prestigious and expensive.
Towering mountains and a beautiful river bottom meadow setting makes this a picturesque high alpine neighborhood which is extremely popular given Gore Creek and dense mature forest. Athletic Club amenities, free bus service, minimal I-70 impacts, and a broad selection of property types make this a picturesque setting favorite.
